What are the key differences between the standard condition on specified encumbrances in SCPC and SCS?

A

SCS - seller must disclose encumbrances registered at the Land Registry, Land Charges Registry, and Companies House. The onus is on the seller to disclose.
SCPC - buyer is deemed to buy property subject to any searches which would be revealed by a prudent buyer’s searches and enquiries. Onus is on buyer to carry out searches.
