Measurement L2 Flashcards

1
Q

How do you ensure that you present your measurements clearly and coherently?

A

I always use excel to create simple tables to show measurements, and ensure that calculations based on them are accurate and adaptable.

The Manor. Can you tell me about the discrepancies you noted from the desktop survey?

A

The property had been partially reconfigured since the previous floor plans had been compiled.

Q

The Manor. You measured the areas of uncertainty; did you not measure all the property to ensure accuracy?

A

I remeasured the areas where the property had been reconfigured. The rest of the building remained true to the plans in terms of configuration. Much of it remained open plan retail space.

Q

The Manor. If the areas appeared different, did you check whether consent was granted for the alterations?

A

It was part of a lease renewal so I was already familiar with the lease which allowed for non structural alterations (stud walls) so no consent was required.

Q

The Manor. If consent was granted, how does this impact your measurement and in turn valuation?

A

It actually didn’t make any difference because they were basic internal stud walls used to screen some storage areas.
