Gross internal area measures the whole enclosed area within external walls so you measure to the internal face of an external perimeter wall

GIA Includes lift shafts toilets walls and partitions

Excludes Any internal area under 1.5 m and outside spaces such as fire escapes

What is NIA?

Answer 2

Net internal area measures the internal usable area of a building measuring to the face of an internal finish

NIA excludes Stairwell columns and staff toilets
