What is the the options if the is an error in the contractor’s tender price?

A

Option 1
The tender should be given the the opportunity of confirming or withdrawing his tender

If the contractor stands by his tender and confirmation has been received from him, the total amount of the error should be express as a percentage of the correct total of the contract sum excluding PS and contingencies.

The percentage is then to be applied why preparing the final account to the total of both additions and omissions.

Contractor can elect to amend his tender figure

What are the advantages and disadvantages of Design and Build

A

Advantages
- Shorter programme -
-Contractors input on design
- Design risk is transferred to the contractor

Disadvantages
- Design finalisation will be a challenging process unless the contractor understands clients expectation clearly.

  • The contractor will propose design proposals which are easy to build (rather than focusing on the aesthetic appearance of the design and cost of building)
  • Any change to original agreed design can be challenging and expensive; the contractor may ask for cost increment.

What are the advantage and disadvantages of traditional procurement?

A

Advantages
Greater control over design decisions and quality of workmanship

Lower risk for the client as any design flaws are identified and rectified before construction begins

Easier to manage for straightforward projects with limited scope

Disadvantages

Can be time-consuming due to the sequential nature of the process

May result in higher overall costs due to change orders and variations

Limited collaboration between contractors and designers, which can result in missed opportunities for value engineering and cost savings.

On St John’s Road - How did you manage the tender clarification stage

A

I record all the contractors queries on a RFI log which I issued to all tendering contractor once responses have been confirmed by the design team. I also included a tender addendum folder to include any addition tender documents that need to be issued.

I complies the report which included a tender introduction, a background of the tender process, the scoring criteria, summary of the tender return , a posted tender clarification section and a conclusion/recommendation

A

I recommended the contractor was able to fixed a large level of PS submitted in their when has reduced the level of risk in the tender. The overall was around 8% which was classed as an exceptable level

On the Lovelace Primary School project you procured the project via negotiated tender, please can you explain why a negotiated tender was selected and what other tendering methods were considered?

A

Single / Two stage were other options, negotiated tendering used to cut out tendering times in programmes, saving time. A risk with negotiated tendering is that the client and contractor cannot agree the price.
