What is the definition of IDM (internal dominant face)?
The internal finishing comprising more than 50% of the floor to ceiling height
What is excluded for GIA?
Canopies, fire escapes and covered ways
What’s does the code of measuring practice say about accuracy?
Greatly depends on the purpose of the measurement but in evaluating the level of accuracy the following should be considered:
1) what is the purpose of the measurement exercise?
2) what is being measured?
3) what are the site conditions at the time of measurement?
4) what would be the ramifications should the level of accuracy be deemed insufficient for the purpose?
Are pillars included or excluded for IPMS?
Included. Would exclude if NIA
What are the main RICS guidance on measurement?
1) Rics property measurement, 2nd edition 2018
2) Code of measuring practice 6th edition
Is IPMS compulsory for any property types?
Compulsory for residential and office but COMP still applies to retail and industrial and if client requests
What are the disadvantages of using a disto to measure ?
Can run out of battery
Hard to see in bright light
Hard to use in narrow spaces
What’s bigger an acre or hectare?
An acre
1 acre = 0.4046 hectares
How deep is a zone?
6.1 metres
What is a standard minimum eaves height?
6 meters
What is IPMS3?
The floor area available on an exclusive basis to the occupier
What is IPMS1 similar to?
GEA
What is IPMS2 similar to?
GIA
When is NIA used?
Retail - agency, valuation, rating
Office - agency, valuation, rating
What is excluded in NIA?
Staircases and lifts
Toilets
Structural walls
Headroom less than 1.5m
Columns
What is NIA?

The area of a building measured externally at each floor level
What tools can be used to measure a property?
Laser
Scaled plans
Tape measure
What are the main differences between IPMS3 and NIA?

3) Columns included
What is meant by eaves height
The height between the floor surface and the underside of the roof covering or supporting purlins whichever’s is lower
What is meant by the term net frontage?
The overall external frontage on the shop line measured between the internal face of external walls, or the internal face of support columns
How do you ensure the accuracy of a laser?
Check calibration in the office prior to inspection
Send disto off to be calibrated by a professional
