A

Anthony Alder is the complaints handling officer.

Complaint must be in written to Anthony will contact the party complaining within 7 days. Within 21 days Anthony will inform them of the outcome of his internal investigation and the action to be taken.

If they are dissatisfied we will offer mediation via RICS Dispute Resolution Service.

A

Letting of a public house in Dorking.

I checked Competence, AML, Conflict of Interest and TOE detailing sole letting rights. These actions highlighted my adherence to the Rules of Conduct for Members and Firms.

A

General work with marketing particulars, making sure there was no misleading information in them in accordance with the Misrepresentations Act 1967.

A

Letting of a office in Shoreditch.

Highlights that I checked competence and did not believe I or AG&G would be able to provide a high standard of service in a sector we are not specialist in.

Recommended a more suitable firm called Belchak Corrin who specialise in shoreditch office space.

A

I provided details of the PII held by the firm, my firms turnover in the proceeding year was over £200,001 therefore it was required that we had £1,000,000 minimum, for this job we had £1,500,000.
By transparently sharing this information I promoted trust in myself, AG&G and the RICS

What value can an inclusive environment bring to a freeholder and an occupier ?

A

An inclusive space is marketable for a freeholder looking to let the premises. Lots occupiers have Corporate Social Responsibility requirements to meet and will only take space that is inclusive.

Occupier, a pub would be a good example, a space that has step free access throughout will appeal to wider demographic, goodwill and returned visits will boost sales.

A

Finding their objectives first, being open and fair when discussing fee proposals. They preferred a fixed fee and incentivised basis for rent saved from quoting rent.

Sent TOE setting out scope of service and fee basis. Provided good structure for a trusting client relationship

A

Sitting in and observing my managers style. Preparing for negotiations and being organised. Understanding which points are negotiable and where to give some leeway

A

Bad news: Calm, clear and empathetic tone. Explain the bad new and why it has happened, do not just rush in with no explanation.

Good news: Can generally be more up beat and excited about the good news, remember to again be clear with what you are trying to say, do not act unprofessional.

A

Rent Review in South Kensington. By analysing the comparable evidence, specifically drawing reference to the OML next door and presenting the outcomes clearly and concisely in a report my director was able to draw on this when negotiating and secure a favourable settlement.
