Definition of a License

A

A license is a mere privilege to enter another’s land for a narrow or delineated purpose.

It is revocable at the will of the licensor (unless reliance on the license continuing creates an easement by estoppel)

How to create a license?

A

A writing is NOT required

A failed attempt to create an easement results in a license.
E.g., If a grantor orally grants an easement for more than one year, it is unenforceable because it is not in writing (SoF). The grantee does not have a valid easement but does have a license.
