Gross Internal Area is the area of a building measured to the internal face of the perimeter walls at each floor level

Building cost estimation – GIA is a recognised method of measurement for calculating building costs

What is NIA?
Net Internal Area is the usable area within a building measured to the internal face of the perimeter walls at each floor level.
When is NIA use?
NIA is the basis of measurement for the valuation and marketing of the following types of buildings:
– Shops and supermarkets;
– offices; and

What are some different sources of maps?

What is IPMS 1 measure? and how does it differ to GEA?
It measures to external extent of external walls, and measures any external areas. Whereas GEA would exclude such the like as open balconies
What does IPMS 2 measure? and how does it differ to GIA?
Measures to the internal extent of the internal dominant face (IDF) rather than to the internal face of perimeter walls
What does IPMS 3 measure? and how does it differ to NIA?
Measures useable floor area. Again measures up to internal dominant face
