A

No
* The allowable load of the floor structure was unknown but my visual inspection revealed no evidence of gross overloading or cracking that would indicate a structural problem with the floor
* No tenant reported any rooflight leaks
* No efflorescence or spalling
* No damage to cladding

What considerations did you have for the Equality Act 2010?

A
  • Provisions for disabled access were fair i.e. main entrances were generally level.
  • However, no step free access to the first floors or mezzanine in Unit 11 - improvements to disabled access should be considered during the next refurbishment for each unit where reasonable to do so

Included: columns and partitions, toilets, ancillary office space

Excluded: Fire escapes, canopies, covered ways

The Tenant in Unit 11 had installed a mezzanine for storage (above the showroom) - did not measure or rentalise this space as it did not have permanent access

Don’t know but probably pad (= slab foundation system under individual or groups of columns so that the column load is spread evenly)

  • Steel portal frame construction
  • with insultated metal sheet cladding to the roof and walls
  • and brick walls to approximately 2m
  • The floor were concrete with a power-float finish

Unit 14 (GAP) = reclad more recently but no impact on MR or yield

Large clear spans, flexible nature of space allows ancillary spaces to be incorporated easily within the main structure

Internal fit-out varied by unit:

Unit 11 (Benchmarx) - Kitchen showroom with tenant-installed mezzanine for storage

Unit 12 (Holdsworth) - Freezer unit

Unit 14 (GAP) - Racking with tenant-installed mezzanine

Units 15-17 (Howdens) - Tenant knocked through partition walls
