A

RICS Professional Statement

  • Global led initiative introducing IMPS and practices aiming to provide consistencies within definitions of measurement
  • Aims to provide greater global transparency
  • Members are encouraged to report on a dual basis until IMPS is fully embedded into market practice

What are the general principles within RICS Professional Statement Property Measurement 2018?

A

Mandatory for all members when measuring offices or resi (unless a client provides instruction to use an alternative) to provide:

  • a date of when the measurement was undertaken
  • state the measuring methodology
  • Provide the reference and scale of any plans used
  • State the conversion factor and highlight any rounding
  • Measurements must be cleared documented
  • Retain a record of member responsible

A

It states that ‘members are expected to advise their client on the benefits of using IMPS however it is understood that IMPS is not suitable in all circumstances. Members must state their reasons for departure’

  • All columns are included
  • On floors of multiple occupancy, area is taken to midpoint of the partition wall between tenancies
  • Covered galleries and balconies are included but stated separately

- Areas less than 1.5m in height
- Cleaner’s rooms
- Space occupied by A/C

A
