STANDPIPE SYSTEM REQUIREMENTS :
NEW BUILDING CONSTRUCTION
TEMPORARY STANDPIPE (becomes permanent )
- working deck reachers 75 FEET or greater (STANDPIPE BUILDING) a permanent or TEMPORARY standpipe system shall be kept in state if readiness at ALL TIMES .
- serves all floors where PERMANENT stairs are required
- Painted RED ( not considered ready until RED)
- freezing conditions encountered (maintain as dry standpipe)
EXISTING BUILDING (FULL DEMOLITION)
EXISTING standpipes in structures undergoing demolition shall be maintained as a dry standpipe
- *at the commencement of demolition, the standpipe risers shall be CAPPED ABOVE THE OUTLET ON THE FLOOR IMMEDIATELY BELOW THE FLOOR BEING DEMOLISHED SO AS TO MAINTAIN THE STANDPIPE SYSTEM ON ALL LOWER FLOORS FOR FD USE**
- -cutting and capping done ONLY by licensed master plumber or licensed master FIRE SUPPRESSION PIPING CONTRACTOR
- (hose/spanners /nozzles NOT required)
- RED PAINT maintained and house check valves
NEW CONSTRUCTION (depth of 75 feet or greater BELOW GROUND LEVEL)-STANDPIPE REQUIRED BUILDING
- -standpipe kept in readiness
- shall serve ALL STORIES BELOW GRADE AND INSTALLED AS SOON AS TEMPORARY/PERMANENT STAIR INSTALLED BELOW GRADE
- PAINTED RED
ALTERATION/PARTIAL DEMOLITION
- standpipe maintained
- in UNOCCUPIED building (wet system may be maintained as DRY –subject to approval of commissioner and commissioner of FIRE DEPT., and must have AIR PRESSURIZED alarm system)
- painted red
note:
- if alteration results in NEW stories of a structure 75 feet or greater , this applies
- if alteration work results in greater than 75 feet below depth, this applies
STANDPIPE PRESSURIZED ALARM SYSTEMS:

- -VACANT Buildings –existing standpipes MUST be dry and have air pressurized alarm
- -NEW BUILDINGS higher than 75 feet–TEMP/PERMANENT dry standpipes must have air pressurized alarm
- -Prior notification for Schedule Work–contractors MUST notify FD before any planned alarm deactivation
- -OOS standpipes –contractor must notify FD

AT LEAST ONE PERMANENT STAIR shall be brought to within a distance of 40 FEET or 4 floors below WORKING DECK
-IN ALL OTHER LOCATIONS where permanent stairs will be required a TEMPORARY or permanent staircase brought to within 40 feet or within 4 floors of working deck
- stairs in existing building undergoing partial demo or alteration shall be maintained
- ALL stairs in building undergoing construction or demo shall be lighted at all times and kept free of debris , material
ELEVATOR…whenever building reaches height greater than 75 feet…

AT LEAST ONE ELEVATOR OR HOIST kept in readiness at all times for FD use
-max distance between highest ACCESSIBLE floor from a temporary elevator or hoist and the working deck of building under construction or demo shall be no more than 75 feet or 7 floors
- in CONCRETE CONSTRUCTION, working deck is floor being formed
- in STEEL , working deck is the floor where the metal decking and steel components are being placed before concrete is poured
*if travel hoist cannot be increased due to inclement weather, it shall be increased by end of next working day.
General…kindling, building, maintaining or using an OPEN FIRE IS PROHIBITED (burning of materials wherein products of combustion are emitted directly into the ambient air without passing through a stack or chimney from an enclosed chamber

- portable outdoor barbecues as authorized
- outdoor noncommercial bbq fires in equipment provided by and located in city parks (dept. of parks and recreation)
- training of fire brigades or similar purposes
- approved open fires used for special effects in connection with television, motion pictures, theatrical
- Coke-fueled salamanders at a construction site
**COMMISsIONER may prohibit open fire OR the extinguishment of any open fire **
Open fires shall CONSTANTLY be attended until the fire is extinguished …

MINIMUM OF ONE PORTABLE EXTINGUISHER /4-A rating or other approved on site fire extinguishing equipment, garden hose connected to an approved water supply

EXCEPTION: OUTDOOR /NATURAL GAS APPLIANCE: FIRE PIT(natural gas fueled and STATIONARY …no other fuel can be used )–they do not have venting system…primary function is aesthetic of the flame:

- Furniture within 5 feet from fire pit shall have FLAME RETARDANT COATING, additional fire loads shall not be permitted

In Group R-1 and R-2, with more than 8 dwelling unit on a floor, a sign shall be posted in the elevator lobby or other public entry on each floor and in the public corridor opposite each stairwell entrance , identifying by directional arrows and dwelling unit numbers/letter, the direction to each dwelling.
