A

The CBD is the original core of a city. It is usually the oldest part of the city, therefore it usually has the oldest buildings. Those buildings can date from medieval times.

name some features of the CBD

A

The central location means that the land is in great demand for commerce (business and retail). The demand means that land values and building density are both very high.
It has the regional and sometimes national and international offices of big businesses, such as oil companies and banks. It also has chain stores (stores that have many branches e.g. Next and Zara). This is because it is central. This means it is easy to get to from the areas surrounding it.
The businesses and chain stores can afford to pay high prices for the land their businesses are built on. This pushes prices up. It is a very expensive area to build or rent.
The CBD has a high building density (lots of buildings). This is because it is the part of the city where most shops and offices are. Buildings are often high, multi-storey buildings. Buildings are built up as the land-values are so high. It is cheaper to use air space than the very expensive land space.
Multi-storey car parks are also found in this area. As they have several floors they can hold a greater number of vehicles. This helps reduce on-street parking. On-street parking narrows roads and leads to congestion, so the multi-storey car parks help to reduce this.
There are many churches in this area. This is because it is the oldest part of the city. More people lived in the city centre in the past. More people also went to church in the past. Many of those church buildings have been left. Some have been turned into offices, pubs and restaurants.
It has the main railway station and bus station as this is the part of the city that most people want to visit. what are some changes to Aberdeens CBD

A

A road (the B986) was built parallel to the railway line in the 1960’s. This was built to improve access from the north of the city centre, to the south, towards the harbour.
St Nicholas House that used to sit opposite it. It has undergone extensive modernisation (been cleaned outside and made more modern inside), by the Council. This has provided Aberdeen City Council with a flagship headquarters that stands out in the city and has raised the Council’s profile
Marischal Square consists of office space, a hotel and several restaurants. It opened in December 2017. The purpose of it was to create office space in the city centre and a hotel that business people could stay in, when visiting the offices from areas further away from Aberdeen. The restaurants improved the footfall of this area, giving it a new lease of life.
