What’s a parcel/track?
A portion of the land delineated by boundaries.
What are the unique physical characteristics of land?
Immobility: land is not mobile, indestructibility: land is indestructible and permanent, and heterogeneity: land is non-homogeneous since no two parcels are exactly the same

It requires property owners obtain permits for use of water. Example, fsrmer who need water from the river for farming. The permit can attach to the property

Littoral rights
Concern properties with access to lakes, seas, oceans - but property owners do not own the water. Ownership extends to the high water mark of the body of water.
Riparian rights
Concerns properties with streams and rivers. Ownership right are determined by whether the water is navigable or not. If non-navigable, the owner enjoys unrestricted access and owns the land beneath it to the stream/river midpoint. If navigable, then its public property and ownership extends to the waters edge
