Littoral rights

A

Concern properties with access to lakes, seas, oceans - but property owners do not own the water. Ownership extends to the high water mark of the body of water.

Riparian rights

A

Concerns properties with streams and rivers. Ownership right are determined by whether the water is navigable or not. If non-navigable, the owner enjoys unrestricted access and owns the land beneath it to the stream/river midpoint. If navigable, then its public property and ownership extends to the waters edge
