What are the different inspection purposes?
Valuation - factors that can influence the valuation - location, tenure, occupational details, defects
Property management
Agency - condition of the building, repair and maintenance issues, statutory compliance, services, marketability
What are some characteristics of a building on inspection (internal)
• steel frame shop
• clean shell condition ready for tenants fit out
• services capped off
What are the two different types of defect and why are they different?
• inherent defect - defect in design
• latent defect - defect that couldn’t be found in a reasonable inspection
How would you measure an industrial unit?
In my time as a surveyo to have never measured an industrial unit, however I would adopt the method as per RICs code of measuring practice 6th edition - Gross Internal Area. This would include:
• areas including internal structural and non- structural walls
• wc’s, showers and changing rooms
& exclude:
• balconies
• fire escapes
• areas of ceiling heights lower than 1.5m
How would you measure an office building?
I would follow the guidance in International Property Measuring Standards: Office Edition, this would include:
• measuring to the internal dominant face, aka the inside finished surface making up more than 50% of the floor to ceiling height of a wall
• the floor area available on an exclusive basis to an occupier
• excludes wc’s stairs, lifts ect
