  • Examples of clouds on title: errors in old deeds, unsatisfied liens/mortgages, boundary disputes, claims by unknown heirs, lis pendens

  • curing title defects means fixing legal problems with a property’s ownership history
  • errors on old deeds - mistakes in names, missing signatures
