Why did you use the Code of Measuring Practice?

A

It is the industry standard at the moment and It was requested by the client
- If I had used IPMS I would not have been able to accurately compare the size of the flat with other comparable

What steps did you take to ensure the accuracy and reliability of the measurements?

A
  • I made sure my disto was charge
    • I ensured it was measuring correctly by measuring a known distance
    • I took each measurement twice
      • I plotted the measurements on floor plans provided to my by the
        client

Why would you use IPMS 3B?

A
  • IPMS 3s show the measurements for exclusive use, will not contain communal stairwell i.e
  • IPMS 1 & 2 are for whole buildings, including lifts, and communal areas
    IPMS 3B is closely related to GIA in code of measuring practice

A

I was adding this valuation and only really took part in the measurement process
- From what I understand it was for a residual valuation
- I would have used the traditional residual valuation method along
with the current market inputs

  • I would have firstly informed my director
  • I would inform the client
  • I would advise that I will undertake the measurement of the site again
  • If it pulled up the same issues I would use the measurements that I had worked out

A

It doesn’t take into account the topography of the land

A

I was instructed to measure on the basis of GIA under the Code of Measuring Practice
- I did however make the client aware of the benefits of IPMS

A
  • Battery
  • Calibration
  • Cracks in plastic lens

How does a disto work?

A

1) Shoots a beam at 100% intensity
2) will come back with some lost power, registers the drop in beam intensity
3) light travels at a constant speed

A

Measured from internal surface of finished wall
- Chimney stacks
- Partition walls

A

Only measure the usable and adaptable spaces

A

Similar to GIA but chimney stack wouldn’t be included
