Talk me through your preparation of Schedules of Condition and dilapidations advice.
A Schedule of Condition is typically prepared at the start of a lease or building contract. It documents the condition of the property (including the structure and fixtures) and serves as a record to protect both landlords and tenants during the lease period

Tell me about when you have commissioned advanced inspection techniques for example testing.
Inspection at Northwood Primary School - wasn’t easily identified by a visual inspection of the roof or walls, and the underlying cause was unclear. A more in-depth investigation was needed.

Initial site visits and visual inspections didn’t reveal any obvious defects or sources of water ingress.
The issues were recurrent, and a more thorough inspection technique was necessary to identify the cause and extent of the water penetration.
Testing and diagnostic techniques were required to confirm the source of the leak, evaluate the effectiveness of existing waterproofing measures, and determine any potential structural damage
*Dye Testing:
Confirmed that the water was infiltrating through specific areas where the roofing material was not properly sealed, leading to moisture penetration into the building’s interior.
Sugar Lane - Can you talk me through the construction of quarry tiles? What is the purpose of a damp proof course? What other ways could you have determined a leaking water pipe? Why did you need to consult the Asbestos register?
The quarry tiles were laid on the concrete subfloor.
*Start by checking the exposed pipes (under the floorboards, in basements, or ceilings) for any visible signs of moisture, corrosion, or water drips.
*A plumber can perform a pressure test on the pipework to determine if there’s a specific section that needs repair.
-Locate and repair the leaking pipe as soon as possible.
-Dry out the affected area to prevent further moisture damage.
-Repair and replace any damaged quarry tiles, re-grout, and treat the subfloor for moisture-related issues.
-Seal the tiles to prevent future water ingress.
-Treat any mold or timber damage to prevent further decay.
Stephensons’s house - How did you go about obtaining your quotes? Given the vacant premises or consideration did you have for lone working? Why did you need to review the asbestos report?
Given the premises was vacant I:
*Conducted a thorough risk assessment to identify potential hazards associated with lone working
*Buddy System: If possible, lone working should be avoided altogether, and a buddy system should be implemented, where workers are paired up for safety.
