A

A Schedule of Condition is typically prepared at the start of a lease or building contract. It documents the condition of the property (including the structure and fixtures) and serves as a record to protect both landlords and tenants during the lease period

A

Inspection at Northwood Primary School - wasn’t easily identified by a visual inspection of the roof or walls, and the underlying cause was unclear. A more in-depth investigation was needed.

Testing and diagnostic techniques were required to confirm the source of the leak, evaluate the effectiveness of existing waterproofing measures, and determine any potential structural damage
*Dye Testing:
Confirmed that the water was infiltrating through specific areas where the roofing material was not properly sealed, leading to moisture penetration into the building’s interior.

The quarry tiles were laid on the concrete subfloor.

*A plumber can perform a pressure test on the pipework to determine if there’s a specific section that needs repair.
-Locate and repair the leaking pipe as soon as possible.
-Dry out the affected area to prevent further moisture damage.
-Repair and replace any damaged quarry tiles, re-grout, and treat the subfloor for moisture-related issues.
-Seal the tiles to prevent future water ingress.
-Treat any mold or timber damage to prevent further decay.
