Purpose of Surveying Safely Guidance Note (2018)?
- Help improve employers / employees H&S management.
- Provides emphasis on individual competence
- Notes that RICS regulated firms MUST provide ‘safe’ working environments
What is a ‘safe person’ concept?
Each individual takes responsibility of themselves and others in the workplace
What is a lone working policy?
Policy each firms have about employees undertaking inspections alone.
i.e.
- we must put in our diary where we are going and at what time.
- You may ask another employee to call you regular to check up on you
- Report of any medical conditions to employer prior to inspection
What is a firms ‘Health & Safety Policy’?
This document provides details of who to contact for various different issues. It also includes updated risk assessment of workplace.
What does the Health & Safety at work act (1974) outline?
Sets out duties employers have. Such as undertaking regular risk assessments OR recording injuries / dangerous events in workplace.
It is policed the Health & Safety Executive (HSE) including fines and prison time for those who don’t abide by it.
How would you report an injury?
I would log it into KFs incident portal link.
An investigation would then be undertaken
It must be logged for minimum of 3 years
Occupational Health / Hygiene - what is it?
Health - Affects of work on health (i.e. stress, bullying, etc)
Hygiene - Health risk from work (i.e. exposure to Asbestos etc)
What is asbestos? In as much detail.
It is an insulating material used extensively in building prior to the 21st century. It is now known that it can cause serious health problems and even death.
There are 3 types:
- Brown (banned in 1985)
- Blue (banned in 1985)
- White (banned in 1999)
Who manages asbestos in a property?
Owner of the property or the tenant is an FR&I lease
What does Control of Asbestos Regulations (2012) state in relation to finding asbestos in a property?
If risk assessment concludes asbestos needs to be removed - you MUST instruct contractors to do so - fines & imprisonment if you don’t!
How to undertake an Asbestos Risk Assessment?
(1) Assess where asbestos is and its condition
(2) Produce a management survey and establish if any of it needs covering or removing.
(3) Produce Asbestos register and update 6 monthly
What are the 2x surveys for asbestos?
(1) Management Survey - used to locate, assess and advise on its management (doesn’t use samples)
(2) Refurb/demo Survey - used when premise is being upgraded, samples are taken and advice made on its management
Difference between a risk and a hazard?
Risk - likelihood of harm
Hazard - Something that has potential to cause harm
What are risk assessments? In as much detail.
Risk assessments assess hazards and what can be done to mitigate them.
(1) Static RA are done on specific dates
(2) Dynamic RA are regularly updated (i.e. workers on site update it as development progresses)
How would you go about doing a risk assessment?
Identify the hazard
Who is affected?
How can it be prevented?
Record and regularly review assessment
Advise those who could be affected
What are 4 layers of ‘Hierarchy of risk control’?
- Eliminate
- Substitute
- Control it (i.e. no lone working at night)
- PPE (be prepared)
How to check PPE is in good working order?
High vis - look at manufacturer on label
Hard hat - check date
Shoes - make sure they fit comfortably and tightly
