Talk me through the process of how you measured B. Cottage
Adopted IPMS 3B + GIA as requested by client
Used a disto + measured ground floor working my way round in a clockwise position, before doing same with first floor
When using IPMS 3B, measured to IDF
When measuring GIA, measured to internal face of perimeter walls
At B. Cottage, when you say accurately, what do you mean by this?
Ensured disto was calibrated
Checked it against known distance before measuring property
Took several check measurements
At B. Cottage, how did you measure to the internal dominant face?
Used a laser distometer
Explain how you took several measurements + to what level of accuracy?
Measured distance multiple times + ensured measurements were within 2mm of each other
At B. Cottage, how did you identify the IDF?
Identified finish that made up more than 50% of wall area
At B. Cottage, why did you take the measurement to the internal dominant face?
This was the requirement under the RICS Professional Standard Property Measurement 2018
At B. Cottage, what do you mean by limited use areas?
Places within exclusively occupied area that are not fully useable for various reasons
What did ‘limited use’ space include at B. Cottage?
There was a section that was below 1.5m below the stairs
Stated this measurement separately
Why did you measure the garage + state this separately?
This was the requirement under the RICS Professional Standard Property Measurement 2018
At B. Cottage, did you measure the stairs for IPMS 3B and GIA
For IPMS 3B, I included both stairwells on the GF + FF but excluded the first floor measurement
For GIA, I included both measurements of stairwell at GF + FF
At B. Cottage, were the stairs included in the limited use areas?
No
At B. Cottage, why did you also adopt GIA?
Both measurements were requested by client
Comps were on GIA basis - adopted this measurement for a fair comparison
Explain why you adopted IPMS 3B + GIA at B. Cottage?
Adopted IPMS to comply with RICS Professional Standard on Property Measurement 2018
Adopted GIA to allow a fair comparison with comps
How did you document your measurements at B. Cottage?
Drew floor plan as worked way around property
Used different coloured pens to document both bases
How did you deal with any non-structural partitions at B. Cottage?
Weren’t any non-structural partitions
However, would include them if they were present
How did you deal with any internal finishes or fitting out works when measuring at B. Cottage?
Included these as they are within the internal face of walls
Explain the process you took when measuring the pastureland?
Used firm’s internal software (Esri-based programmed called Mapping Terrier)
Ensured area was correct by checking on land reg plan
Followed boundaries + documented the area
How did you ensure that the mapping software was as accurate as possible for the pastureland?
Checked boundary with land registry plan
Followed boundary line as closely as possible
What if the area wasn’t registered on the land registry yet?
Could cross check with OS map or go to site + check boundary line
What level of accuracy did your land measurement for the pastureland achieve?
What are the limitations of the mapping software you use?
Hard to pinpoint exact boundaries or surfaces to measure online
How did you identify the boundaries to measure to when measuring the pastureland?
Checked on title plan
How do you ensure that you present your measurements clearly and coherently?
If measuring residential property, draw floor plan + document measurements on this
When get back to office, upload notes onto shared system + work out floor area by inserting measurements into excel spreadsheet
