How do you present your measurements clearly and accurately?
Within a valuation report I present them in a table. I ensure they are catered to the target audience and easy to read.

I check measured the laser against known distances.

Net Internal Area is the usable area within a building measured to the internal face of the perimeter walls at each floor level.

As a shop.
12 Goswell Road - presume commercial, would your measurement technique differ for an office?
An office would be measured on the basis of IPMS3 - Office. I would dual report to NIA to allow me to analyse evidence where other surveyors had measured on this basis.

Common areas (including terraces, galleries, balconies, covered areas) Internal structural walls, areas with a headroom of less than 1.5m, IDFs.

Yes I did.
12 Goswell Road - how would you measure behind fixtures or fittings?
I would had used a tape measure or rod.
16 Finsbury Circus - tell me about IPMS 3 Office.
The Floor Area available on an exclusive basis to an occupier, but excluding Standard Facilities, and calculated on an occupier-by occupier or floor-by-floor basis for each Building.
All internal walls and columns within an occupant’s exclusive area are included within IPMS 3 – Office. The floor area is taken to the internal dominant face and, where there is a common wall with an
adjacent tenant, to the centre-line of the common wall.
IPMS 3 Office is measured to the IDF. This is the internal finished surface comprising more than 50% of the floor to ceiling height for each IDF Wall Section. If such does not occur, the Internal Finished Surface is deemed to be the IDF.

The new guidance was introduced to create international standardisation in the measurement of office buildings. This means that professionals and clients can compare buildings all over the world - making the market more transparent and facilitating the flow of transactions.

I did not dual report. The agent’s measured floor areas were in IPMS 3 office. I measured the office myself to this standard and confirmed the agent’s floor areas.
