What is Site Classification
What condition when AP can sign without RSE under B(A)R12(4)?
Works with
a) Height of construction < 10m
b) Span of structure element <6m
c) Structural elements constructed of timber, masonry, steel, plain concrete, RC
d) Spread footing type foundation with ground bearing pressure <300kPa and found at not more than 2m below existing ground level
e) No structural alteration to existing structural elements designed by a RSE (e.g. change of door alignment w no structural implication)
f) Demolition plan/ hoarding plan (RSE can sign, not required)
What are the grounds for disapproval of plans?
1) Plans not comply with the prescribed reg or meet requirements
2) No FSD’s approval
3) Application not in specified form & not contain required particulars
4) Not received any prescribed doc
5) Contravene OZP
6) Contravene w MLP in Comprehensive Development Area
7) Fees no paid
8) Blg differing in height, design, type/uses from neighborhood/ ext blg
9) Site access or openings opens on to street is dangerous and prejudicial safety / convenience of traffic using street
10) Particulars not submitted or not to his satisfaction
11) Plans differ from those approved upon part I Landload & tenant (Consolidation) Ordinance業主與租客(綜合)條例
12) Demolition will cause collapse or adjoining/ other blgs
13) Site formation, piling, excavation, foundation will cause collapse of adjoining blgs
14) Blg contravene B(P)R reg 49

16) Not satisfied with provided street - to provide adequate connection to public street
