A

Development (works affecting external appearance) or material change of use UNLESS permitted development (minor) + no Article 4 Direction (check LLC1)

Enforcement time limits for planning permission

A

LA may take enforcement action against buyer if:

work completed post 25 April 2024: (10 year limit)
work completed pre 25 April 2024: 4 years (no permission or change to dwelling) otherwise 10 years

When shoudl buyer be concerned about planning permission

A

If works required planning permission and completed within last 10 years then should obtain insurance, retrospective planning perission or require seller to comply with condition.

Otherwise, buyer may be liable for costs of putting right.

A

Buyer concerns - building regs

A

If no buildings regs consent + certificate of compliance and works completed in last 10 years shoudl get insurance, require regularisation cert or to put right otherwise may be liable for cost of remedying issue.
