If the lease clause allows the sublet to go to market rent then it fits in between open market letting. If its sublet at the same level that is has very little significance.

Contract: 6 years from negligent act. With a 15 year long stop from the negligent act or omission.
Tort: 6 year from the date claimant suffered the loss.
