Why could you not just do a desktop inspection and look at plans and photos?
Plans and photos will be outdated a
Photos can be misleading or omit issues altogether- can’t identify damp/mould from a photo
Important to inspect the local neighbourhood
Need to verify property boundaries and layout
Helpful to speak to those on site e.g. site manager, JC manager
What kinds of data do you collect when on inspections?
Photographs/videos
Site inspection notes- property details, structural condition, external details (construction/defects, parking/boundaries, fencing), compliance/H&S, occupancy/usage
When return to the office, back up photos/videos and scan inspection notes, securely stored on SharePoint, limited access
What is desktop due diligence?
Typically the research and analysis done remotely prior to inspecting a property to assess characteristics, risks and potential issues.
Might check Planning portal, legal pack, flood risk, plans, previous reports, street view, market data.
Use info to update risk assessment, structure inspection, filter out unsuitable properties early
Why is it important to inform your team about inspections and arrange PPE?
Important to follow my organisation’s lone working policy and the principles set out in RICS Surveying Safely to ensure I am safe on inspections.
What is your employer’s lone working policy?
To avoid lone working wherever possible.
If you must attend site alone, must inform manager/team of the date and time of the inspection, update diary, take personal safety devices, arrange check ins, agreed escalation process if you don’t check in.
What is PPE?
Personal protective equipment- important as it protects you from hazards that may be present on site
Examples of PPE
Hi vis, hard hat, steel toe boots/ non slip sole shoes, goggles, gloves
What would goggles protect you from?
Debris from building site, dust, chemicals
Is Surveying Safely mandatory? What’s included?
It’s mandatory and surveyors must follow the principles and procedures set out in it to ensure personal safety.
Sets out the key concept of the ‘responsible person’ and personal/corporate responsibilities, as well as what to do if ‘it all goes wrong’

Is the RICS documentation on asbestos guidance or mandatory?
It was released as a guidance note in 2021 and re-released as a professional standard in 2022. The content is the same but it is mandatory, except the section on best practice.
What does the Asbestos professional standard include?
A framework for managing asbestos, compliance with legal requirements and ensuring the H&S of workers and the public.
Includes
-What asbestos is
-Common asbestos products
-Key legislation that must be complied with e.g. duty holders have a duty to manage under Control of Asbestos Regs
-Best practice for managing risks e.g. training on asbestos, establishing if it’s present in buildings contructed prior to 2000, preventing exposure to ACMs, assessing risks
