What is an EPC?

A

Energy performance certificate
Currently required for private rented sector to have an EPC rating of A-E. Valid for 10 yrs + include improvement suggestions and potential scale after improvements are made + show amount of CO2 emissions produced by the property in tonnes and will advise on the amount this could be reduced by.

What legislation is this governed under?

A

TheEnergy Efficiency (Private RentedProperty) (England and Wales)Regulations2015 but government initially introduced EPCs on 1st August 2007.

What are MEES regulations?

A

Minimum Energy Efficiency Standards - Came into force 1st April 2018/1st April 2020 (for existing lettings). Enforced by The Energy Efficiency (Private Rented Property) (England and Wales) (Amendment) Regulations 2016 and The Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015.

What changes are being proposed to the MEES regs?

A

From 1st April 2023, the (Amendment) Regulations 2016 requires any commercial let property (even under an existing agreement) to have a EPC rating of A-E.

It is also proposed for privately rented homes in England and Wales to be upgraded toEPCBand C by 2030, where practical, cost-effective and affordable.

What is the Paris agreement?

A

Legally binding international treaty concerning climate change + adopted by nearly every nation and came into affect in 2016 + cut climate pollution + transparent monitoring - of GOAL = limit GW to well below 2 degrees c whilst targeting levels below 1.5.C when compared to pre industrial levels.
