What are preliminaries?
Costs for setting up and managing the site. Not measured work. Includes site offices, insurance, security, temporary services, etc.
What is a provisional sum?
A money allowance for work that needs to be done but isn’t fully detailed yet. Adjusted later when scope is known.
What is a prime cost sum?
An allowance for items from nominated suppliers or subcontractors. Contractor adds profit and attendance.
What is a contingency?
Extra money added to the estimate for unexpected problems (like delays, changes, estimating errors). It’s a risk buffer.

Why use Standard Method of Measurement (SMM)?

Square metres (m²)
How do you find the area of a wall?
Multiply height × length (in metres).
Formula to calculate volume of excavation?
Width × Depth × Length (in metres).
How are dimensions rounded when taking off?
Rounded up to the second decimal point.
Where is waste calculation done during taking off?

Where are descriptions written on a dimension sheet?
In the Description Column, NOT in the Timesing Column.
What do three dimensions (L × W × H) represent?

By one dimension with two decimals (e.g., “1.00”).
What is an Order of Magnitude Estimate?
A rough early guess based on a similar past project. Accuracy: +75% to -25%.
What is a Budget Estimate?
medium-accuracy estimate based on some project info. Accuracy: +25% to -10%.
What is a Definitive Estimate?
A detailed and most accurate estimate using full drawings and BQ. Accuracy: ±5%.
What is Analogous Estimating?
Estimating based on a similar past project, adjusted for time, location, etc. Quick but low accuracy.
What is Parametric Estimating?
Estimating using cost per unit (e.g., $/m² or $/bed). Based on historical data. Medium accuracy.
What is Deterministic Estimating?
Detailed estimating using measured quantities and unit rates. Most accurate but time-consuming.
