Factors affecting urban land
Land values
location needs and accessibility
Residential pattern
Explain land values
Is the main cause of segregation. The model says that the center of the city is the more expensive place and the inner city less expensive but now that we can move easily there are some shopping centers outside the city that can be as expensive as the city center. Although the city center is always the highest value land they have better connectives
Explain location needs and accessibility
Similar activities or land uses come together because
They have the same location needs
They can afford the same general urban values.
Explain residential pattern
They have groups depending in their social class. Rich people normally live next to reach people and in the better zones. Poor people in the worst zones or sametimes they need to rent because they cannot afford a house. People are more comfortable like that.
