How would you undertake a progress inspection? What would you look for?

A

I would assess the works against the Schedule of Works and the Specifications to ensure the works are being undertaken in accordance with the contract.

I would also look to ensure the quality of the works was inline with best practice an manufacturer’s guidelines.

What would you do if some work was concealed which you thought might be defective?

A

If I had good reason to believe the work might be defective, then I would instruct the works to be exposed. If the work was found to be defective then the client would not have to pay to remediate the work.

If the work is not defective the cleint will need to pay. The client should be made aware of the risks of this prior to instructing.

What is the importance of a programme?

A

A contract ensures all stakeholders understand the phasing of construction works.

  • For the contractor, this is helfpful to liaise with sub contactors etc
  • For the client it will help them understand when different phases will be completed and handed over
  • For the contract adminisartor it helps them understand when certain documentation/certifiction may need to be issued
