A

important part of of the due diligence stage of surveying. in case of disrepair/ breach of tenancy

Valuation its important to understand the property properly for detailed report writing

Tell me about a time you have advised your client following an inspection?

A

Asbestos- in corrugated roof within a west bromwich industrial building constructed to 2000. with no asbestos management plan. I recommended a management plan is in place.

or

building defects in Kidderminster- mixed use building within external defects, appeared like movement had occurred. I recommended a building survey was completed before building was considered suitable.

How do you stay safe inspecting alone?

A

VW lone working policy

includes ensuring diary is up to date with location, contact details of who you are meeting.
we have a buddy policy and call someone prior and after inspection to check safety.

How did covid influence your inspections?

A

I read covid guidance note.

I ensure i used common sense, tested prior to inspecitons, used correct ppe and minimised contact and followed government guidance.

A

hazardous material can be fatal.

landlords/occupiers have a duty to manage it- commercial property must have a management plan.

Japanese knotweed- (common around railway) has shovel shaped leaves and purple flecks

environmental reports where necessary (industrial site history)

R22 air conditioners are banned since 2015 as they are hazardous.

A

respiratory issues if breathed in.

All properties need asbestos management plans/ removal to be occupied

How does Japanese Knotweed impact a property?

A

It spreads rapidly and because of this rapacious growth, it has been known to cause damage to building structures and substructures by targeting weak points, such as cracks in masonry, and attempting to grow through them.

What are some of the notable aspects of the ex-care home at Handsworth Wood that were relevant to your exercise?

A

I had to come to Market value as it was now so mostly condition/description to anaylse on a comparable basis.
Also to understand if the conversion costs provided by the customer seemed realistic or not.

What grade was the Smethwick industrial building?

A

I don’t tend to advise on grades but I could descibe it for you, a steel portal frame 1980s industrial building with part brick part steel sheet elevations under a corrugated roof.

A

What defects did you note in the Kidderminster Property?

A

A large crack from the footing of the property to the roof. Seemed like some movement had occurred so I recommended a building/ structural surveyor review

  1. What led you to consider asbestos in the corrugated roof? Which AMS did you recommend the client obtain and why?
A

I had received training from VW which showed a photo which appeared to be the same.

I spoke to the occupier who was unsure about an asbestos management plan. So i recommended if there was not one in place a specialist should be appointed and then a management plan put in place.

A

after grenfell- cant be used for construction. You must have building assessed over 18 m or 6 storeys and have a ESW1 form
