What is net internal area?

A

Measurements to internal face of external walls with some exclusions-

Including:
kitchens , lift lobbies, fire corridors and including areas within demount able portioning walls

Excluding:
toilets, plant and lift rooms, cleaners/service cupboards, heater systems, areas under 1.5 m, unuseable areas under 0.25m

what is IPMS3? how does it compare to NIA

A

IPMS measures occupation, included columns, limited use area (height under 1.5m), internal dominant face (when over 50% height)

Balconies and outdoor space (stated desperately)

IPMS3 has A, b and C
A= exclusive occupation / GEA
B=similar to GIA
C= similar to EFA- internal measurement excluding internal walls

Is IPMS Mandatory-

A

yes and no.

RICS says reporting it is mandatory for office and residential and should tell the benefits of using IPMS to clients.

However it is understood to be not suitable in all circumstances in which case a reason for not using must be documented

Tell me what you know about IPMS?

A

It’s the international property measurement standards.

It’s the newest measurement standards adopted by the RICS. Currently only applies to office and residential. And there is IPMS1 2 and 3 (AB and C).
