A

The Lease was a standard internal repair and decoration only. I did however take some general notes and photographs externally.

A

It provides transparency between all parties and records the condition of the unit before the lease begins. There limiting liability to the Tenant.

Stephenson Building: What had failed within the parapets and how had they failed?

A

Copings – cracked by impact damaged, corroded fixings caused cracking, open joints due to mortar erosion.

Upstand - Details not to a sufficient height (usually 150mm minimum) and the dressed portion was limited allowing delamination.

A

Low heights of below 150mm and limited dressed depth had allowed water to ingress by capillary and splashback, this allowed the upstands to become unsecure.

A

Disperse water in the event water/moisture enters the building’s cavities.

A

To determine the definitive build up of the walls as my inspection was non-invasive from low-level (no mewp)
