Date the LAST parties sign the final document making them officially "under contract"

Earnest Money
Small deposits that shows buyers interest in the property. Does go towards buyer's closing costs at settlement. Can be refunded to the buyer if they cancel prior to the due diligience deadline, or finance and appraisal deadline. Some cases can be non-refundable and will go to the seller if contract is canceled.

Settlement is when buyer/seller goes to the Title Company to SIGN docs.
