explain the s3 LTA 1925 procedure

A

1) T serves notice setting out improvements
2) LL has 3 months to either:
o Consent
o Offer to carry out work for reasonable rent increase
o Object

3a) If LL does not respond, T can carry out the works
3b) If LL objects, T can apply to court

T can claim compensation at the end of the lease if works added value
