(8 cards)
1
Q
Methods of describing real estate
A
Metes-and-bounds and Rectangular (gov) system, and lot-and-block (recorded plat) system
2
Q
Metes-and-bounds
A
- Must have a specific point of beginning (POB)
- Must have measurements (metes=to measure)
- Must have linear boundaries (bounds=linear directions)
- Must completely enclose the area (return to POB)
- Fixed objects called monuments are used to identify the PBO, all corners of the parcel, or ends of boundary segments
measured clockwise
3
Q
Rectangular ( Government ) survey system
A
- Based on Principal meridians N and S and Base lines E and W
- Range lines- 6 miles apart, N and S, parallel to principal meridian
- Township tier- 6 miles apart E and W, parallel to the base line
- Township squares- six miles square and contain 36 square miles ( 36 sections ) or 23,040 acres.
4
Q
Sections
A
- 36 sections in a township
- Each section is one square mile or 640 acres
- Section 16 commonly referred to as school
- Sections are divided into halves and quarters for reference purposes.
5
Q
Metes-and-bounds descriptions within the gov survey system are used in the following:
A
- Tract is irregular
- Tract is too small to be described by quarter sections
- Tract does not follow the lot or block lines recorded subdivision or section, quarter-section lines, or other fractional section lines
6
Q
Lot-and-block ( recorded plat ) system
A
- System uses a recorded subdivision plat mat
- Requires a survey plat by a licensed surveyor or land engineer
- urban areas
- subdivision, plans, streets, parks
- plat map recorded
7
Q
Preparing a Survey
A
- Survey sketch shows the location and dimensions of the parcel
- Spot survey includes the location of buildings on the land
Requires the use of a licensed surveyor or land engineer
8
Q
Datum
A
a point of reference for measuring elevations
- USGS uses mean ( average) sea level in New York Harbor
- Many large cities use official local datum rather than USGS datum
- Benchmarks- permanent reference points used primarily to mark datums; monuments are traditionally used to mark only surface measurements between points
