I read the report which highlighted the importance of real estate’s role in achieving net zero. It also highlighted that occupation demand and investor demand for green properties is increasing. But at present investment volumes in more sustainable properties are not rising as much as high initial costs and worries about return on investment are prohibitive.

8 November 2024 - RICS Professional Standard Service Charges in Commercial Property (2019)
I learnt about the mandatory requirements in relation to service charges in commercial property. 9 Mandatory requirements: 1 All expenditure that the owner and manager seeks to recover must be in line with the lease 2 Owners and managers must seek no more than 100% of the actual costs 3 Owners and managers must ensure service charge budgets are issued annually 4 Owners and managers must ensure that an approved set of service charge accounts show a true and accurate record of the actual expenditure 5 Owners and managers must ensure the service charge apportionment matrix is provided annual to tenants 6 Service charge monies must be held in one or more discrete bank accounts 7 Interest earned on service charge accounts must be credited to the service charge account after appropriate deductions are made 8 Where acting on behalf of a tenant, practitioners must advise their clients that if a dispute exists any service charge payment withheld by the tenant should reflect only the actual sums in dispute 9 - When acting on behalf of a landlord, practitioners must advise their clients that following resolution of a dispute, any service charge that has been raised incorrectly should be adjusted to reflect the error without undue delay.
