Why would Sports England discussions impact the project?
Because Wincanton Recreational Trust owned part of the site, Sports England would have to agree with any changes to the sports facilities. I’d learned from colleagues on a similar project that these discussions can be lengthy and impact the timeline of the application.

I advised that the deliverability and viability of the scheme post-planning consent was assured, confirming that negotiations were underway to secure off-site BNG credits.

I advised on the planning strategy to secure the site’s release from the greenbelt.
The new NPPF was anticipated to be published which meant an ideal opportunity to submit an application due to the increased housing numbers.
