What are the key elements of the Health & Safety Act 1974?
It places the duty of employers to ensure the health and safety and welfare of all employees at work.
Undertake risk assessments and hold details health and safety information on site.
Firms must provide adequate facilities which are safe to use.
Firms must report and record all injuries or dangerous occurrences.
Firms must appoint health and safety officers.
What types of Asbestos are there?
The three most common are:
blue (crocidolite),
brown (amosite)
white (chrysotile)
They are the colours under a microscope.

What is asbestos?
Asbestos is a naturally occurring fibre that was widely used in construction and other industries until the late 1990s. It is a carcinogenic by inhalation
Asbestos was often used in buildings for insulation, flooring, roofing, and was sprayed on ceilings and walls.
What is in an asbestos register?
A register which documents the location and condition of all ACM’s in a property, The register must contain a score.
i.e. condition, location, type.
If total greater than 18 action is required
Between 1-8 means monitor.
What is the control of asbestos regulation 2012?
It came into force to help reduce the number of deaths caused from asbestos exposure and related diseases. Places obligations on the duty holder to control and manage the asbestos in non-domestic property,
-Taking appropriate steps to determine if there are any asbestos containing materials (ACMs) present.
-the amount, location and condition needs to be recorded.
-Presuming that materials contain asbestos unless there is strong evidence to indicate otherwise.
-Producing and maintaining up-to-date records of the location and condition of all ACMs.
What is RICS: Asbestos legal requirements and best practice for property professionals and clients 2021?
Guidance note detailing best practice and ensuring legislation is abided by .
-Documents different asbestos containing materials (insulation, cement, coatings)
-if property constructed before 2000, reasonable enquiries of the person in control of the
property should be made as to whether the building is known to contain or suspected to contain asbestos.
-If so, details of the health risks and control mechanisms must be requested
What would you do if you discovered asbestos on site?
If, during the inspection, the RICS member notes the presence of asbestos that in their opinion constitutes
a serious and immediate risk to health, Section 3 of the Health and Safety at Work etc. Act 1974 requires
them to inform the person in control of the premises as soon as possible, and advise them to obtain specialist advice.

They could be contained in the following materials:
corrugated roofing,
tiles,
insulation
decorative coatings on walls or ceilings;
plastic floor tiles.

What type?
Due to the age of the building as its construction was in the 1970’s.
It was in the insulation, but it was in an good condition and could not be accidentally disturbed.
It was white
