A

Drive up property prices can relocate low income groups and marginalised ethnic communities, which can force the to relocate homes which can become elusive especially in today’s society due to land scarcity and a cost of living crisis.

E.g. Bristols temple quarter annually attracts affluent poeple from the quinary sector which drives up demand for housing, causing homes in that area to be very expensive

But feel pressure to meet sustainability targets.
E.g. Stratford forced to build stadium on a brownfield site due to the fear of facing negative reputation from the public and envroenmtsl groups
Or in Bristol temple quarter built on brownfield site

However its actual impact is limited as it focuses on improving aesthetic improvements such as hotel s and offices which doesn’t benefit locals stakeholders as it leads to less affordable housing. If local communities r excluded from planningand the benefits, then regenration is exclusionary undermining its sig
