Warehouse - Rowley Regis
A
- Instructed to sell a warehouse with vacant possession
- Desktop research on the building and location
- Organised inspection with client and confirmed the relevant PPE needed
- Signed in at reception and used a fire plan to better my understanding of the property
- Photographed and noted properties features:
- 1x bay recently re-roofed to meet metal sheet roof
- 1x bay existing asbestos sheet roof - Provided sales advice following inspection, in report format

Multi-let industrial - Huntingdon
A
- Instructed to sell a fully let industrial estate
- Prior DD established the recent tenant had a poor covenant strength which negatively affected the investment value
- On inspection the tenant was in process of moving in and the estate felt empty
- I provided advice that we should wait for the tenant to be in full occupation before marketing
- Provides good example of the importance of inspections which pick up things that can’t be seen from Desktop analysis.

Office - Waterloo Street - Birmingham
A
- Instructed to market a recently vacant office suite in a multi let office building
- The building benefitted from a full refurbishment to common areas and offices and subsequently became fully let.
- We asked to provide our advice on marketing, ERVs, and any asset management angles needed.
- Arranged inspection and signed in at reception.
- The office had been stripped out to ‘Shell and Core’ condition. Photos from other recently let offices in the building showed newly refurbished CAT A spec.
- Detailed my notes and advised the client that a CAT A refurbishment would be necessary to achieve same rental tone, incentives and void period and that a discount would be applied for Shell & Core.

Office - Nottingham City Centre
A
- Instructed to sell a part let office building in Nottingham
- Prior to inspection, conducted desktop analysis on location, situation, history, etc
- Arranged inspection, established no PPE needed, requested floorplans and tenancy schedule
- Walked around the local area to better understanding of micro location
- Inspected property which was in good refurbished condition and advised client to get surveys
- Survey confirmed limited capital expenditure exposure in short term and we made them assignable to purchasers.
