Office Leasing Disposal - Halesowen

Answer 2

1. Instructed to lease a vacant office suite in Halesowen
2. Required measurements as part of the instruction. Client requested NIA, but after informing them of benefits of IPMS we were told to report on both basis
3. Checked laser was correct
4. Took floorplans on inspection with me and walked around office before measuring to get my barings
5. Used Excel to calculate NIA and IPMS 3 and reported them to client

Warehouse Sale - Black Country

Answer 3

1. Instructed to sell a warehouse and provide measurements for marketing
2. I arranged inspection and established I would report on a Gross Internal Area (GIA) basis
3. Sketched floorplans and confirmed my approx sketches by walking around the property
4. I included the clearance to eaves heights so to mention as part of the description and used ProMap to establish the site area
5. Excel to calculate GIA and cross referenced with older leasing brochure and then reported them to client
