Court Survey, HMCTS - What is a PPM survey? Why would a client want this undertaken?
Pre-empts building maintenance work before it becomes defective, identifying building material, quantities, install date, current condition and remining life. Allows planning for maintenance over a 5 - 10 year period.
Court Survey, HMCTS - What is a maintenance strategy?
Strategy that allows clients to plan and manage maintenance including costs to ensure efficient operation.
Court Survey, HMCTS - What information was collated in the desktop study?
Scope of the survey, understanding of outputs required, asbestos management survey, security requirements, risk assessment.
Court Survey, HMCTS - How were the surveys arranged?
The surveys were arranged centrally with the client, my information was provided to the building manager and security prior to attending.
Court Survey, HMCTS - How did you assess risk before undertaking the surveys?
Completing desktop risk assessment i.e. looking at suitable viewpoints to roofs, completing insight risk assessment, completing dynamic risk assessment when on site.
Court Survey, HMCTS - How did you inform the client on costs?
Costs associated were held within the survey software, on completion of the survey it calculated spend over the years ahead. Costs used were inputted by QS’s using the BCIS.

A condition survey was completed to provide an overall idea of the buildings condition, and whether there were any specific defects that should be allowed for additionally.
Communal area, RBC - Why was a condition survey undertaken at feasibility?
To highlight building defects that may need to be considered within the feasibility / costings for the project.
Communal area, RBC - Provide an example of a defect found and what was recommended to the client?
De-bonding floor coverings, recommending replacement and short term repair due to age and risk of trip hazards at joints.

I utilised a grading system for the condition and a priority rating for rectification.
Communal area, RBC - How did you ensure that the condition survey was appropriate for the reader?
By providing a clear grading and priority ratings, explanations without technical language, photo schedule, executive summary.

Asbestos management plan, FRA, floorplans.
Communal area, RBC - Did you make any suggestions to further surveys?
M&E condition survey to review electrical installations and communal heating. Drone survey for a detailed inspection of the roof coverings.
Communal area, RBC - Is there any guidance that needs to be followed for drone surveys?
I would refer to the RICS practice information on drones and compliance.
Communal area, RBC - How do you ensure a drone surveyor is competent in undertaking the survey?
Refer to RICS practice information, ensure the surveyor has the required licence to comply with CAA, provide RAMS, ensure the zone is an area where drones can be flown.

An inspection to identify defects or incomplete works prior to handover.

Utilising site audit pro where photographs can be taken against each item listed.
Children’s Home, WSCC - How did you ensure that the findings were recorded in a way that could be understood?
Undertook separate reports for different floor levels, identified each snag with the room reference, undertook the inspection in a clockwise rotation providing information on this at the beginning of the survey.

As the site was still live I wore the required PPE, followed the site managers directions, and adhered to site rules.
Children’s Home, WSCC - In addition to snagging what other information was reviewed prior to practical completion?
Building control approval, life safety system certificates, O&M manuals and H&S file.
Children’s Home, WSCC - What would you do if the snagging was not completed by the completion date?
I would have reviewed the outstanding snags highlighting amount and criticality of outstanding items.
