What is IPMS?

What sectors have adopted IPMS?
Office and residential
Has IPMS been adopted in the leisure markets?
No - hasn’t been adopted by the leisure markets as comparable evidence is either on a GIA or NIA basis.
What are the four basis of IPMS?
IPMS 1 - measuring the area of a buildings incl external walls
IPMS 2 - measuring the interior of an office to incl all areas available for direct use, measured from the internal dominant face
IPMS 3 - measuring the occupation of floor areas, excl standard facilities providing shared or common facilities i.e. stairs, lifts, WCs
IPMS 4 - Selected floor areas
What is the difference between IPMS 3 and NIA?
Perimeter measurements are taken to the internal dominant face
Height less than 1.5m included
On floor with multiple occupiers, the area is taken from the mid point of the partition wall between tenants.

What is GEA?
Area of a building measured externally
What is incl and excl from GEA?
Incl: Wall thickness, columns, stairs, areas with headroom of less than 1.5m
Exl: External open sided balconies, open vehicle parking.
What is GIA?
Area of the building measured to the internal face of the perimeter walls
What is incl and excl in GIA?
Incl: Internal walls, chimney breasts, lifts, areas of less than 1.5m in height and service accommodation (WC)
Excl: Perimeter walls, external open sided balaconies, canopies
What is NIA?
Usable areas within a building measured to the internal face of the perimeter walls.
What is incl and excl in NIA?
Incl: Entrance halls, built in units, areas occupied by ventilation
Excl: WCs, lifts, plant rooms, stairwells, areas with a headroom of less than 1.5m
What is an internal dominant face?
A surface that comprises more than 50 per cent of the lowest 2.75 m measured vertically from the structural
floor surface
What are you looking for on a scale floor plans?
Ratio of the scale - length / scale of the drawing to the real property interest
