Typically I would expect these to be included within the rates however for larger packages like MEP, I would allow 2% risk allowance

A

The Client retaining design responsibility means that materials and specified finishes are as per the Client requirements.

Whereas with a D&B route the Contractor will build as they want, which is typically the cheaper option

What would you do if you had value engineering ideas from one contractor and wanted another contractor to use this?

A

In line with RICS guidance, I would assess the idea and review how bespoke the idea is. If the idea was relatively standardised, it would not be unreasonable to use it. However if the idea was bespoke I would consult the unsuccessful tenderer as this would be a copyright issue and seek legal advise.
