  1. Tenant has served 30 days notice
  2. Acknowledge receipt of notice, and inform them of end date
  3. Reiterate standard of cleanliness required within the lease and inform tenant to ensure they end utilities/tax at end of tenancy
  4. Inventory needs to be returned as per the commencement of the lease
  5. Agree final exit inspection date, to meet tenant and avoid deposit deductions
  6. End date, collect keys, tenant fwd address, meter reading, inspection, photographs areas, details of utilities from tenant,

A

Make tenant aware in writing of your inspection findings and concerns, and ask them to remedy the issues.

If not achieved, Serve notice to end tenancy, in PRT you are limited to a list of reasons to evict the tenant (18 options). You could end the tenancy on the grounds of ‘breaching tenancy agreement’

If they have not vacated on the agreed end date, you can apply to FTT for advice.

Fewer properties available to rent: -Landlords worried about security of tenure and difficulty with evicting bad tenants. -Between 2019-2024 there were 50,000 fewer registered landlords. -Increased taxation -Limitations of increasing rent As a result, rental prices increasing
