Goal of stormwater management?
keep on site, do not allow to runoff. percolate through soils & filter back down to h20 table
detention pond
detains water from site, controls flow rate of stormwater to fast gather & slowly drain. there is a restrictor on the drain
buried vault
underground fault that detains water from site, then slowly releases back into soil
capacity
how much water per hour
compare against zoning regulations. if you are below threshold, then no mitigation is needed
retention pond
mostly a pond, water gathers, then slowly dissipates over time
bioswale
ditch or mini retention pond that gathers water & slowly dissipates or run to larger retention pond
general site drainage
topography/contours, flow away from building. don’t drastically change the natural drainage of the site
wetlands
designated area, some specialty situation (ie - plants, birds, watershed)
critical to regional watershed/aquifer. tons of regulations. you can change it but at a cost
flood plains
rules that you can/can’t build certain things in this area
encapsulate
pour concrete & block toxins from contact (ie - put parking lot over top of_
remove
take away toxic materials
remediate
leave in place but additive process to cancel out toxins, etc. reccomended approach will be found in environmental analysis report.
environmental report phase 1
visually look at site, research historical data. will give rec’s and state if a phase 2 is needed
environmental report phase 2
test all hazardous items, provide rec’s on how to handle

zoning setbacks on surveys?
NO. they will not be shown, the arch has to do that research and analysis
impact of neighborhood context on design
review the context of the neighborhood and ensure design aligns with it
adaptive reuse
does the new program align with original context of neighborhood?

be aware of existing context, and how will this project enhance them (ie - tie into ex bus lanes, design front doors at bus stops)
Scale & massing (density)
ie - dont build 5 story house in 1 story neighborhood
neighborhood continuity
ie - storefronts on all buildings, add large storefront
streets
pedestrian focused or car focused? retail vs residentaiL?
parking
off street? on street? in front of building?
Things to analyze about neighborhood
- acoustics (daycare? heavy traffic?)
- cultural (historical, look of bldng?)
- impact (economic, drive up prop tax)
- materiality (wood vs vinyl siding, pattern of openings)
- micro climate (wind, shadows)_
