RICS Rules of Conduct 2021
- Members and firms must be honest, act with integrity and comply with their
professional obligations, including obligations to RICS. - Members and firms must maintain their professional competence and ensure
that services are provided by competent individuals who have the necessary
expertise. - Members and firms must provide good-quality and diligent service
- Members and firms must treat others with respect and encourage diversity and
inclusion. - Members and firms must act in the public interest, take responsibility for their
actions and act to prevent harm and maintain public confidence in the profession.

IPMS 1 - 4
- IPMS 1: Measuring area of a building including external walls on a floor by floor basis – for planning or build cost purposes (GEA)
- IPMS 2: Measuring interior of the IDF include all areas available for direct use, measured to the IDF on a floor by floor basis - for agency and valuation purposes (GIA)
- IPMS 3: Measuring occupation of floor areas in exclusive use, same assumptions as IPMS 2 – also for agency and valuation purposes (NIA)
Must state IPMS 3.1 (external notional boundary) or 3.2 (internal notional boundary) - IPMS 4: IPMS for Selected parts of a building (hotel suite, hospital wing) measured to finished surface
