What is ‘internal dominant face’ ?
The inside surface area comprising more than 50% of the lowest 2.75m measured vertically from the structural floor surface, or to the ceiling if lower, for each wall section.
If most of a wall (over 50%) is glass then you measure to the glass. If most of the wall is wall, then you measure to the wall. It makes very little difference as you are only really taking the width of the window sill.
What is a component area?
One of the main elements into which the floor area of a building can be allocated.
IPMS2 - What are usual colour coded component areas that may be drawn on a plan?
A. Vertical penetrations (e.g. stairs/lifts)
B. Structural elements (e.g. walls, columns)
C. Technical services (e.g. plant/maintenance rooms)
D. Hygiene areas (e.g. toilets)
E. Circulation areas (e.g. corridors)
F. Amenities (e.g. cafeteria)
G. Workspace (e.g. office accommodation)
H. Other areas (e.g. balconies)
Limited use areas
Include areas with lack of natural light or height restrictions.
Limited use areas in IPMS = the reason for limitation should be identified and stated separately
IPMS 1
Floor area measured to the external walls. Equivalent of GEA
IPMS 2
Office. Floor area measured to internal dominant face. Includes columns
IPMS 3.1
Floor area available on an exclusive basis to an occupier measured externally. (Suite in multi let building measured to external walls but ignores shared circulation space)
IPSM 3.2
Floor area measured to finished services including walls and columns. Basically IPMS 2 but excludes areas without exclusive occupation, i.e. shared circulation space)
