How did you advise your client about asbestos (Overford)

A

There was an existing refurbishment and demolition survey available from the previous scheme that identified all the asbestos in the building.

I advised the client that the asbestos in the boiler cupboard needed to be removed. However, the vinyl floor tiles could remain in place if encapsulated. However, this would present a maintenance risk in the future, and it would be best to remove it while they have the opportunity.

and minimising risks.

A
  • Take reasonable steps to identify ACMS
  • Presume the presence of ACM if testing cannot be undertaken
  • Assess the risk of exposure
  • maintain a management record or all ACMs
  • Repair, or remove all ACM’s if they are likely to be disturbed
    -prepare and put into place an asbestos management plan

What is lienceable asbestos work?

A

This is higher-risk asbestos removal, such as removing spray coatings, AIB, and loose-fill insulation.

Only licenced removal companies can undertake this work.

Non-licenced work must still undertaken by suitably trained people

A

I cant postively identify asbestos, that can only be done by specialists with testing.

However I know the places it is likely to be present and can advise my client to get a survey carried out to confirm.

A

The dutyholder must ensure that adequate time and resources are made
available to the surveyor(s) to allow a thorough survey to be carried out. And that the surveyor is competent to do the survey

In non-domestic properties, there is a legal duty to manage the risk of asbestos, it cannot be delegated.

A

Under the RIDDOR (reporting of injueries dieaseas and dangourous occurances regulation) it should be reported to the HSE.

Exposed people should be given a incidnet report to be inculded in thier personal file to be given to thier GP.

A

A directly appointed accredited anaylsis to monitor the removal work and provide clearance testing and a certificate of reoccupation.

Overford was the removal of the asbestos floor tiles licensed work?
It as notifaible because teh bitumen would be ground off the floor slab, but not licensed. The aga removal was not licensed or notifable.
