A

A collection of documents created for the procurement of works. The document is made up of:

  1. A tender invitation letter
  2. Form of tender

What are preliminaries?

A

A description of the project which allows for the contractor to price for parts of the job not included elsewhere in the document e.g. scaffolding.

A

A

I include reference to the general materials to be used and the quality of workmanship required through reference to British Standards.

A

National Building Specification, they are the industry standard for specification information.

What types of specification are you aware of?

A

Performance based - open specifications which detail the desired output with the design and detailing left up to the contractor e.g. a rewire, I will specify that this is done to BS7671 but lack the required skill or experience to specify this myself.

Prescriptive - Detail the type of products and materials to be used and the execution and installation methods to be used e.g. moisture resistant plasterboard to kitchen, screw fixed, joints taped and filled.

What would you include within a tender drawing?

A

I usually produce floor plans to go alongside a tender. These show the basic layout of the property and provide additional information such as location of outlets or smoke alarms. I will often include a window / door schedule with sizes also.

Do you include sizes on your drawings?

A

No, I omit sizes and explicitly state drawings are not to be scaled from and that the contractor should measure on site themselves.

A

I have developed my own standard template and drawing style with different layers and colours for each building element.

Why would you specify a petrographic analysis?

A

I would specify a petrographic analysis to assess stone. This allows for a closely matching stone with similar properties to that in situ to be chosen for a project. This can aid in preventing uneven wearing of differing stone.

Why did you specify Lithomex for surface repairs to stone?

A

I specified Lithomex because it is a lime based restoration mortar. The lime base allows for the breathability / permeability of stonework be maintained in contrast to cement mortar.

Why did you specify Spanish slate rather than Scottish slate?

A

There is a limited supply of Scottish slate due to there being no active quarries. All slate is reclaimed and needs to be dressed and regraded prior to use which increases costs. Cupa Heavies are thick enough to withstand the Scottish climate and give a similar finish to Scots slate.

How does the installation of Spanish slate differ?

A

Each slate is double nailed and is not laid in diminishing courses i.e. each slate is the same size.

What maintenance issues are there with Spanish slate?

A

Slates cannot independently moved to allow for replacement and need to be removed using a ripper. Thereafter, a slate hook will need to be fitted to carry the new slate.

A

The New Rules of Measurement (NRM) are a standard set of measurement rules and essential guidance for the cost management of construction projects and maintenance works.

A

A

Generally around 30 degrees, however this is dependent upon the tile and I would always check manufacturers guidance before specifying.

You have specified a concrete roof tile in place of slate, what must you consider?

A

The strength of the underlying roof structure and whether or not it is suited to the extra load of the concrete tile.

  • BS EN 13501 - Fire classification of construction products and building elements - Classification using data from reaction to fire tests
  • BS 476 - Relates to fire tests, specifically to spread on surfaces (Class 0, Class 1)
  • BS5839 - Fire detection and fire alarm systems for buildings
  • BS7593 - preparation, commissioning and maintenance of domestic heating and cooling water systems
