What is the Code of Measuring Practice?

A

A RICS best practice documentation on how to measure properties for different purposes and on different bases of measurement, including GEA, GIA and NIA.

What is Property Measurement 2018?

A

This professional standard introduced IPMS for office and residential buildings. It should be adopted if applicable and only deviated from if the client specifically requests or if all comparable evidence is in accordance with COMP.

What is the difference between IPMS 3 and NIA?

A

IPMS 3 measures to the IDF rather the internal face of the perimeter walls. Columns, areas less than 1.5m of height and occupant’s share of party walls are included but stated separately.

A

A

Area of a building measured to the internal face of the perimeter walls at each floor level. Exclusions - Perimeter wall thickness, canopies, external covered ways, greenhouses.

A

Usable area within a building measured to the internal face of the perimeter walls at each floor level. Exclusions - Entrance halls, toilets, lift/plant rooms, circulation areas, internal structural walls, areas with headroom less than 1.5m.

A

Depending on the purpose but typically NIA.

Why did you measure the Church in GIA?

A

Whilst it’s not specifically mentioned in the COMP it is industry standard when carrying out a valuation therefore the comparable evidence will only be accurate when applying this basis.

What is IPMS All Buildings?

A

It is a published document that is aiming to increase transparency in all RICS members when measuring so it can be implemented globally. Not yet adopted but when/if it will supercede the current IPMS standards.

What is your opinion on IPMS?

A

I believe it is a good thing to promote consistency in global measurement, however there has been resistance with RICS members and I do not see this changing in the short term.
